Progress update - November 2025

Dear Resident/Leaseholder,
We are writing to provide some key updates on the progress of the Building Safety Remedial works at City Gate, Manchester.
Interim Fire Alarm
As an interim measure, a full fire alarm system is being installed, funded by Bellway, to mitigate risk through to completion of remedial works at no cost to Leaseholders. The installation of heat detectors and sounders within apartments is being arranged for commencement imminently and will follow on from the previous works within the communal areas. Your Managing Agent will be in contact to notify you of arrangements in relation to this. The patrolling waking watch will be maintained until the interim fire alarm installation is fully complete.
Access Licence
Bellway is conducting negotiations on access licenses with the respective Freeholders. Both RM102 (long leaseholder) and Morgoed (Freeholder) have substantially agreed. We are now in receipt of an initial draft agreement from Manchester Council and have already returned to them for further comments. Lastly, the agreement with the Management Company has some outstanding points to agree which we are currently progressing.
Progress of reports

• Structural Areas – Reports have been received and under review by the Independent Fire Engineer
Scope of works
The independent Fire Engineer is concluding their review of the reports, and we anticipate being in a position to provide the scope of remedial works early in the New Year.

Procurement of a Contractor
Bellway will commence the procurement process to appoint a Contractor early in the New Year and should be able to make an appointment in Q2 2026.
Ongoing Commitment
Bellway remains committed to completing this process in line with its obligations under the Government’s remediation programme and will continue to update the Managing Agent/Management Company and communications portal when new information is available. A letter of comfort is available covering Bellway’s obligations and its commitment to remediating City Gate specifically. This can be used in the interim period prior to completion of the remedial works for the benefit of leaseholder and mortgage/lender enquiries.
